A global facilities management company logged a reactive maintenance call with MFG Construction at 4pm on Thursday 4th June. By 1:30pm the following day, both faults had been fully investigated, repaired and signed off with all water restored and the building back in full operation.

The Background

The Peterborough premises had recently undergone a period of refurbishment, closed from late February through to mid-April. On reopening, staff reported two separate issues — a leaking radiator on the ground floor and toilet taps failing to reach the correct temperature for both hot and cold water.

Neither fault had an obvious cause. Both required proper investigation before any repair work could begin.

What MFG Found

MFG FM's team attended site, met with staff and carried out a full investigation of both reported faults.

The radiator leak was traced to pipework exiting the floor to the hallway radiator — a connection that had been disturbed during the recent painting works. The joint was tightened and the TRV replaced. Leak resolved.

On the temperature issue, investigation revealed that a recently installed hot water tank had its thermostat set below 60 degrees. Combined with insufficient insulation on the pipework, this was causing the temperature drop at the outlets. The stat was increased to approximately 65 degrees and outlet temperatures were taken and recorded photographically before sign-off.

Both faults fully resolved. Water fully restored. Client left delighted.
