The Challenge 

A manufacturing facility required comprehensive fire door remedial works to bring their fire doors up to regulatory compliance standards. Following an initial fire door inspection report, 52 doors across the facility were identified as requiring urgent maintenance or replacement to ensure life safety and regulatory compliance. 

The project presented several challenges


  • Multiple door locations across a working manufacturing facility 


  • Varying degrees of non-compliance, from minor adjustments to full door set replacements 


  • Doors with incorrect gaps, damaged seals, dropped hinges, and missing or incorrectly fitted closers 


  • Several doors beyond economic repair requiring complete replacement 


  • Asbestos-affected areas requiring specialist assessment 


  • Work needed to be completed with minimal disruption to ongoing operations 


Our Solution 

MFG Construction's Passive Fire Protection mobilised a specialist team led by experienced operatives Matthew McDermott and Mark Chambers. Working systematically through the facility from December 2025 to January 2026, the team completed comprehensive remedial works including:

Clear, professional recommendations were provided for doors identified as being beyond economic repair, ensuring the client had complete visibility of their fire safety status. The project was completed with zero safety incidents throughout the entire duration, demonstrating our unwavering commitment to health and safety standards.  

Complete documentation was delivered for every door, including maintenance labels, detailed material records, and comprehensive photographic evidence, providing full traceability and compliance records for future audits.

Project Highlights

  • Replacement of fire-rated hinges with Arrone grade 13 ball bearing hinges and intumescent pads

  • Installation of Pyroplex intumescent smoke seals (10mm and 15mm) routered to specification

  • Adjustment of door gaps to within 4mm tolerance as per regulations

  • Installation of Synergy overhead fire-rated door closers

  • Application of fire and acoustic intumescent sealant to structural openings

  • Removal and refit of architraves to adjust frame positioning
