Project Highlights

  • MFG's operative attended site, signed in and completed a full site risk review before beginning work. The failed DFA 127 operator was stripped out from the master leaf and a like-for-like replacement installed. 

  • Following installation, the door was set up for access control and the parameters configured to allow manual operation during closing - protecting the mechanism from the forced-use damage that had contributed to the original failure.

  • The installation was tested over multiple cycles to confirm correct operation before sign-off.

  • Works commenced at 09:48 and were completed by 12:36. The fault resolved in under three hours on site.

  • Client sign-off was provided on the day by the client


When a client required urgent reactive maintenance at the Government offices in Edinburgh, they turned to MFG Construction at our Scotland base.

The scope was clear from them to us: strip out and replace a failed DFA 127 motor arm operator on the master leaf of an automatic door on the third floor, south side lift area. 

What wasn't straightforward was the history. Two other suppliers had already attempted to resolve the fault. Neither had done so in a timely manner. The door remained a problem. The client needed it fixed. Done properly, and quickly. 


The Challenge 

Automatic door failures in a busy government office environment are not a minor inconvenience. Access control, building security and the daily movement of staff and visitors all depend on reliable, properly functioning entrance systems. This is critical in a building and organisation like this. 

The additional complexity on this occasion was the access control configuration. The replacement operator needed to be correctly set up and parameterised to allow manual use during the closing cycle. This is an important requirement to prevent further damage from forced use and to ensure the door functioned correctly under all conditions. 

With two previous suppliers having failed to resolve the issue, the pressure on MFG to deliver was absolutely there. 


Going Further: Critical Spares Solution 

Following completion, MFG proposed a critical spares solution to the client for this site, therefore ensuring that key components are held in readiness for future reactive requirements. 

Where previous suppliers had simply attempted the repair, MFG identified the wider risk and offered a proactive solution. If a similar fault occurs again, the critical spares package means resolution time is reduced even further, protecting building operations and removing the uncertainty of sourcing parts under pressure. 


The Result 

MFG Construction attended the Edinburgh site and resolved a fault that two previous suppliers had failed to fix - completing a like-for-like motor arm replacement on the same day of attendance, with works completed in under three hours on site. 

The replacement operator was correctly configured for access control and tested over multiple cycles before sign-off, ensuring the door functioned reliably under all operating conditions. 

Going beyond the immediate repair, MFG proposed a critical spares solution for the site, ensuring key components are held in readiness to reduce response times on any future reactive requirements. Not just fixing the problem. Thinking beyond it.
