Project Overview
MFG Construction delivered a full internal fit-out and refurbishment for Swissport in Runcorn, a repeat client to the business. We transformed the toilet areas through a phased approach that kept the building fully operational throughout.
When we landed on site the facilities where in need of repair. Damp was causing problems in the toilet areas and was beginning to penetrate walls, floors, and ceilings, leading to weakened plaster, timber rot, and corrosion of metal fixtures.
We also moved quickly to address the slippery floors as condensation leaks has persisted.
The project required careful sequencing to keep the first-floor toilets in operation, while also delivering quality finishes and long-term durability across all refurbished areas.
Scope of Works
Isolation and Removal of Existing Fixtures
Urinals, toilets, sinks, and towel rails were safely isolated and removed, including disconnection of water and waste connections. Temporary supplies and waste connections were installed to maintain first-floor toilet facilities during the project.
Removal of Existing Surfaces
All existing plaster, tiles, plasterboard, and floor tiles were removed. Adhesive was uplifted and debris responsibly disposed of.
Plumbing Installations
First fix plumbing was completed, ensuring new pipework was in place to support the updated layout.
Wall Preparation and Plastering
New plasterboard was installed with drywall adhesive and finished with a full skim coat to provide a smooth, even surface.
Vanity Units and Pipe Boxing
Vanity units with white gloss doors and light grey worktops were installed to match the existing design. Pipe boxing was modified and renewed to accommodate the new pipework.
Tiling Works
Tiles were fitted from the floor level around the perimeter, with splashbacks installed to vanity units. (Anti-space area excluded.)
Flooring Installation
A self-levelling screed was applied before installing Polysafe safety flooring with welded joints to meet workplace safety standards.
Sanitary Fittings
New sanitary ware was installed, including concealed cisterns, urinals, toilets, sinks, and a full Doc M pack to ensure improved accessibility.
Ventilation Works
External hit-and-miss ventilation systems were fitted for concealed cisterns in the ladies’ and gents’ WC’s, with internal ventilation grills added for the accessible WC.
Electrical Works
Hand dryers and alarm systems were isolated and reinstated following decoration. First fix electrical works were completed after plaster removal, with all systems fully tested. New convector heaters were also installed.
Damp Treatment Works
Damp treatment was carried out to protect the refurbished areas from moisture damage and safeguard structural integrity.

Working in a live commercial environment required meticulous planning and execution. The project was phased floor by floor, ensuring that operations could continue seamlessly while works progressed.
